Overview

Roofing: what's involved and who it's for

What it is

Our roofing service covers general roofing works and repairs, including re-roofing, slate and tile repairs, and roofing as part of new builds, extensions and conversions.

Who it's for

Homeowners and businesses across Ross-on-Wye, Herefordshire, Gloucestershire and South Wales with roofs that need repair or replacement, plus clients whose wider building project includes roof work.

When you need it

Act when you see slipped or missing slates, damp patches on ceilings, sagging roof lines, or when a roof is reaching the end of its life.

Why a professional matters

Roof problems spread. Water getting in rots timbers, damages insulation and ceilings, and can lead to structural repairs. A builder sees the structure underneath, not just the covering.

Get it right first time

What goes wrong when it's done badly

Small roof defects become large repairs. A slipped slate lets water reach battens and rafters; over months that causes rot, damp and ceiling damage costing far more than the original repair.

Risks and rising costs

  • Rotten roof timbers.
  • Damp, mould and ceiling damage.
  • Damaged insulation and higher heating bills.
  • Structural repairs if left long-term.

Common mistakes to avoid

  • Patching repeatedly instead of fixing the cause.
  • Ignoring small leaks.
  • Using unqualified roofers.
  • Not checking structure under the covering.

In detail

Roofing explained

Roofing covers a wide range of work.

Slate and tile roofs

Natural slate and clay or concrete tiles are common across the region. Repairs match existing coverings where possible.

Flat roofs

Flat roofs on extensions and garages are a frequent source of leaks and are often upgraded during conversions.

Roof structures

Rafters, purlins and trusses are inspected and repaired or replaced where needed.

Older buildings

Barns and older houses may need sympathetic materials and conservation consideration.

Commercial roofing and cladding

We carry out roofing and cladding on steel-frame and commercial buildings as part of our commercial construction work. The covering, supporting structure and junctions are considered together and installed to the agreed specification. Tell us about the building and proposed work so we can confirm the scope; we do not advertise an emergency call-out service.

Signs your roof needs attention

Look out for slipped, cracked or missing slates and tiles, damp patches or staining on upstairs ceilings, daylight visible in the loft, sagging along the ridge or roof slope, moss build-up blocking gutters, and failing flashing around chimneys or where an extension roof meets the house. Any of these is worth getting checked before winter weather makes them worse.

Chimneys, flashings and junctions

Many leaks aren't caused by the roof covering at all but by junctions: lead flashing around chimneys, valleys between roof slopes, and the abutment where an extension roof meets an existing wall. These details need careful workmanship, and they're the areas we pay closest attention to when surveying and repairing a roof.

Gutters, fascias and soffits

Water that doesn't drain away properly ends up where it shouldn't. Blocked or failed gutters can soak walls and cause damp inside, while rotten fascias and soffits let weather and pests into the roof space. These are often dealt with as part of wider roofing work, using the same scaffolding to keep costs down.

Insulating while the roof is open

Re-roofing or major repairs are a good opportunity to improve insulation and ventilation in the roof space. Doing it at the same time as the roofing work avoids paying for access twice and can make a noticeable difference to heating bills.

Roofing within larger projects

On extensions, loft conversions, barn conversions and new builds, our own roofing team works within the main programme. That means the building becomes weathertight on schedule, without waiting for a separate roofing subcontractor to become available.

Safe access and scaffolding

Roof work is work at height. We plan safe access, typically with scaffolding, for every roofing job. As a CHAS-accredited contractor with £10M combined public and employers' liability insurance, safety on site is something we manage formally, not leave to chance.

Roofing near you

We carry out roofing work from our base at Linton Barns, Ross-on-Wye, across Hereford, Monmouth, Coleford, Lydney, Newent and the wider Forest of Dean, as well as Gloucestershire, Worcestershire and South Wales. Whether it's a repair on a family home or a new roof on a barn conversion, the same team, standards and payment terms apply. Call during office hours to arrange a survey, and we'll give you a clear recommendation and a price before any work begins.

Roof windows and rooflights

Adding roof windows brings daylight into loft rooms, stairwells and extensions. Fitting them properly means trimming the rafters correctly, flashing the window into the roof covering so it stays watertight, and insulating around the frame to avoid cold spots and condensation. Our roofers and carpenters handle all three as one job.

Matching new roofing to old

When an extension or repair meets an existing roof, the new covering should look like it belongs. That means sourcing slates or tiles that match in size, colour and texture, setting out courses to line through, and finishing ridges, verges and hips in the same style. In conservation areas, planning conditions may specify the materials, which we price from the start.

Roofing on barns and conversions

Agricultural buildings often have tired or unsuitable roof coverings, from corrugated sheeting to slipped stone tiles. As part of a barn conversion, the roof is usually stripped, the structure repaired, insulation added and a new covering laid to suit the building and planning conditions.

Getting a roof assessed

If you're unsure whether your roof needs a repair or replacement, start with a survey. On properties you own it's free. We'll look at the covering, the junctions and, where accessible, the timbers, and give you a clear recommendation and price.

Working with BUILT

What to expect from start to finish

A survey before any price

Every project starts with a visit. On properties you already own, the site survey is free. If you're still buying, our pre-purchase estimate costs £250 + VAT and is refunded in full on your first invoice if you book the work with us. Either way, you get a clear view of what's involved before committing.

Paying only for progress

We don't ask for an upfront deposit. Instead, work is invoiced fortnightly based on an agreed percentage of completed work per item. You can see exactly what you're paying for on every invoice, and your money stays with you until the work is done.

One team, one point of contact

BUILT has 25 tradespeople on the tools and 4 office staff, working from our own units and offices at Linton Barns, Ross-on-Wye. Keeping trades in-house means fewer handovers, fewer gaps in the programme, and one company accountable for the result.

Protection once we've finished

New build houses carry a 10-year warranty; extensions, conversions and all other work carry a 1-year warranty. We're CHAS accredited and hold £10M combined public and employers' liability insurance throughout the build.
