Overview
New Builds: what's involved and who it's for
What it is
A new build is a complete home constructed from the ground up on your plot: foundations, structure, roof, services, and internal finishes through to handover. BUILT manages the whole build with its own tradespeople, so you deal with one contractor rather than coordinating separate groundworkers, bricklayers, roofers, carpenters and finishers.
Who it's for
Our new build work is for people who own, or are buying, a plot in Herefordshire, Gloucestershire, Worcestershire or South Wales and want a single home built properly. That includes self-builders who already have planning permission, families replacing an existing dwelling, and landowners turning a plot with consent into a home.
When you need it
You need a new build contractor once you have a plot and either planning permission or a clear route to it. If you're still at the design or planning stage, our design and build package covers that too, including an upfront assessment of how likely planning approval is before you commit serious money.
Why a professional matters
A new home is the largest build most people will ever commission. Mistakes in setting out, foundations or drainage are buried within weeks and expensive to put right later. A contractor with 25 years in the trade, CHAS accreditation and £10M liability insurance reduces that risk, and the 10-year warranty on new build houses means you're not on your own once the keys are handed over.
Get it right first time
What goes wrong when it's done badly
Choosing the cheapest builder or splitting a new build between several unconnected trades often looks like a saving at the start. In practice it pushes the coordination and the risk onto you. When groundworks finish late, the bricklayers move to another job; when the roofer can't start, the building sits open to the weather. Each delay costs money in rent, finance and materials, and the finished home can carry defects nobody takes responsibility for.
Risks and rising costs
- Programme delays when trades aren't coordinated, adding months of rent or finance costs.
- Defects in foundations, damp-proofing or drainage that only show up after you've moved in.
- Large upfront deposits paid to contractors who then fail to perform.
- Uninsured site accidents or damage that fall back on you as the landowner.
- No meaningful warranty if problems appear after completion.
Common mistakes to avoid
- Comparing quotes on headline price without checking what's included.
- Paying a large deposit before any work is done on site.
- Starting without a clear, priced scope, then paying for 'extras' later.
- Not checking a builder's insurance and accreditations before signing.
Our process
How your new builds project runs
- Step 1
Free site survey
We visit your plot, review drawings and consents, and look at access, ground conditions and services. Free if you already own the land; £250 + VAT pre-purchase, refunded on your first invoice if you book.
- Step 2
Priced scope
You receive a clear, itemised price for the build. If you need design or planning help, we price that from the start too.
- Step 3
Groundworks and structure
Our team sets out, digs and pours foundations, then builds the superstructure and gets the roof on to make the building weathertight.
- Step 4
First fix to finishes
Services, insulation, plastering, carpentry, kitchens and bathrooms are completed by the same contractor, keeping the programme joined up.
- Step 5
Handover and warranty
We walk the finished home with you, deal with any snags, and your new build is covered by a 10-year warranty.

In detail
New Builds explained
Every new build is different, but the decisions that determine how well a house performs are made early. Here's how we approach the main stages and variations of new build work across Herefordshire and the surrounding counties.
Foundations and groundworks
Ground conditions vary widely across the region, from clay in parts of Herefordshire to sloping and rocky sites around the Forest of Dean and the Welsh borders. Foundation design follows the structural engineer's specification and the site's ground investigation, whether that means traditional strip footings, trench fill or a more engineered solution. Drainage, service ducts and below-ground work are installed before the slab so they don't need digging up later.
Structure and building methods
New builds can be constructed in traditional masonry, block with render or stone facing, or with timber frame, depending on the design, planning conditions and budget. Rural plots often carry planning conditions on materials, such as local stone, brick type or roof finish, and those requirements are built into the price from the start rather than added later.
Roofing and weathertightness
Getting the roof on quickly protects everything underneath. Our team handles roofing in-house, from structural timbers and trusses to slate or tile coverings, so the building becomes weathertight without waiting for a separate subcontractor to fit you in.
Energy performance
New homes have to meet current Building Regulations for insulation, airtightness and ventilation. We build to the approved specification and work with your designer or energy assessor so the house performs as intended, keeping heating bills down for the life of the building.
Finishes, kitchens and bathrooms
Because BUILT also carries out kitchens, bathrooms and carpentry, the internal fit-out stays with the same team. That avoids the common gap between 'shell complete' and 'house finished' where many self-builds stall.
Replacement dwellings and rural plots
Replacing an existing house or building on a rural plot brings its own challenges: demolition, tight access lanes, private drainage and neighbours close by. We plan logistics, deliveries and site safety around those constraints before work begins.
Self-build and custom-build projects
If you're managing your own self-build, you can still use BUILT for the main construction. Some clients bring us in to take the house from foundations to a weathertight shell; others want us to deliver the finished home. We'll agree the scope that suits your budget and how involved you want to be.
Working with BUILT
What to expect from start to finish
A survey before any price
Every project starts with a visit. On properties you already own, the site survey is free. If you're still buying, our pre-purchase estimate costs £250 + VAT and is refunded in full on your first invoice if you book the work with us. Either way, you get a clear view of what's involved before committing.
Paying only for progress
We don't ask for an upfront deposit. Instead, work is invoiced fortnightly based on an agreed percentage of completed work per item. You can see exactly what you're paying for on every invoice, and your money stays with you until the work is done.
One team, one point of contact
BUILT has 25 tradespeople on the tools and 4 office staff, working from our own units and offices at Linton Barns, Ross-on-Wye. Keeping trades in-house means fewer handovers, fewer gaps in the programme, and one company accountable for the result.
Protection once we've finished
New build houses carry a 10-year warranty; extensions, conversions and all other work carry a 1-year warranty. We're CHAS accredited and hold £10M combined public and employers' liability insurance throughout the build.
