Overview

Commercial Buildings: what's involved and who it's for

What it is

BUILT constructs commercial buildings including steel-frame buildings, offices, commercial units and clean-environment facilities for the food industry, covering groundworks, structure, envelope and internal fit-out.

Who it's for

Our commercial work serves businesses, landowners and developers across Herefordshire, Gloucestershire, Worcestershire and South Wales, including food producers, manufacturers, agricultural businesses and companies needing offices or units.

When you need it

You need a commercial contractor when your business has outgrown its premises, needs a purpose-built facility, or must meet hygiene and operational standards that an existing building can't.

Why a professional matters

Commercial buildings have to keep your business running: downtime, delays and defects cost money every day. With 25 tradespeople, 4 office staff and our own units and offices, BUILT has the capacity for large-scale work, alongside CHAS accreditation and £10M liability insurance.

Get it right first time

What goes wrong when it's done badly

Putting off investment in premises usually shows up as lost productivity: cramped production lines, inefficient storage, or failing hygiene audits. When building does happen, a contractor without capacity can stall a project, leaving your business waiting.

Risks and rising costs

  • Business disruption from programmes that overrun.
  • Failed hygiene or compliance requirements in food facilities.
  • Health and safety incidents on site.
  • Cost overruns from an unclear scope.

Common mistakes to avoid

  • Choosing a contractor without the resources for a large project.
  • Not planning the building around operational workflow.
  • Leaving hygiene requirements until fit-out.
  • Not checking accreditations and insurance.

In detail

Commercial Buildings explained

Commercial projects cover a wide range of buildings. Here are the main types we deliver.

Steel-frame buildings

Steel portal-frame buildings provide large, clear-span spaces for warehouses, workshops, agricultural and industrial use. Foundations and slabs are designed for the frame and intended floor loads.

Commercial groundworks and foundations

Our commercial building projects include the groundworks for the agreed structure: foundations and floor slabs to the design specification, coordinated with site levels and building services. Ground conditions and intended loads determine the design. If you need groundworks without a full building project, contact us to confirm whether we can undertake your particular scope.

Offices

Purpose-built offices and office fit-outs, from standalone buildings to offices within larger commercial units.

Commercial units

Single or multiple units for letting or owner occupation, built with the services and access your tenants or operation need.

Food-industry clean-environment facilities

Food production spaces need hygienic, easy-clean wall, floor and ceiling finishes, controlled layouts that separate clean and dirty areas, and drainage suited to washdown. We build clean-environment facilities to the specification your operation and auditors require.

Working around a live business

Many commercial projects happen on operating sites. We plan phasing, access and safety around your operation to keep disruption to a minimum.

Planning and building control for commercial projects

Commercial buildings usually need planning permission and must meet Building Regulations for structure, fire safety, access and energy performance. Our design and build package can take the project from concept through planning to construction, with approval likelihood assessed at the start and the package priced from the outset.

Agricultural and rural business buildings

Across Herefordshire, Gloucestershire and South Wales, many businesses operate from rural sites. Steel-frame buildings for storage, processing, workshops and diversified farm businesses are a natural fit, and our base at Linton Barns means we understand the access, ground conditions and services typical of rural commercial sites.

Payment terms that suit business cashflow

We don't take an upfront deposit on commercial work either. Invoices are raised fortnightly based on an agreed percentage of completed work per item, so your outgoings track physical progress on site. That makes budgeting and cashflow forecasting straightforward for your finance team.

Safety on commercial sites

Commercial projects often involve heavy plant, steel erection and work at height, sometimes next to a live operation. CHAS accreditation demonstrates that our health and safety management has been independently assessed, and £10M combined public and employers' liability insurance protects your business, your staff and our team.

Taking on difficult projects

Lee Miles enjoys the difficult, one-off projects other builders turn down. Awkward sites, unusual specifications and tight constraints are where a contractor's experience shows. If your project has already been declined elsewhere, it's worth talking to us.

Talk to us early

The earlier we're involved, the more we can help with layout, programme and budget. Call during office hours or send your brief, and we'll arrange a site visit to discuss what your business needs.

Commercial work across the region

We deliver commercial buildings across Herefordshire, Gloucestershire, Worcestershire and South Wales, from Newport and Chepstow to Gloucester and Worcester. Our own units and offices at Linton Barns give us the base and capacity to resource large-scale projects across that area.

Fit-out to suit how you work

A commercial building is only as useful as its layout. Before work starts we look at how goods, staff and vehicles will move through the building, where offices and welfare facilities need to sit, and what services each area needs. Getting this right at the start avoids costly alterations once the business moves in.

Units for letting

For landowners and investors, small commercial units can provide a long-term income. We build units with sensible specifications for the local letting market, and our fortnightly payment terms help keep development cashflow under control.

Working with BUILT

What to expect from start to finish

A survey before any price

Every project starts with a visit. On properties you already own, the site survey is free. If you're still buying, our pre-purchase estimate costs £250 + VAT and is refunded in full on your first invoice if you book the work with us. Either way, you get a clear view of what's involved before committing.

Paying only for progress

We don't ask for an upfront deposit. Instead, work is invoiced fortnightly based on an agreed percentage of completed work per item. You can see exactly what you're paying for on every invoice, and your money stays with you until the work is done.

One team, one point of contact

BUILT has 25 tradespeople on the tools and 4 office staff, working from our own units and offices at Linton Barns, Ross-on-Wye. Keeping trades in-house means fewer handovers, fewer gaps in the programme, and one company accountable for the result.

Protection once we've finished

New build houses carry a 10-year warranty; extensions, conversions and all other work carry a 1-year warranty. We're CHAS accredited and hold £10M combined public and employers' liability insurance throughout the build.
