Overview
Commercial Fit-Outs & Refurbishments: what's involved and who it's for
What it is
Commercial fit-outs prepare a building's interior for use. Refurbishments update existing premises. BUILT coordinates the building work, partitions, joinery and finishes within an agreed specification.
Who it's for
Businesses, property owners and commercial landlords across Herefordshire, Gloucestershire, Worcestershire and South Wales who need to adapt offices or commercial units.
When you need it
When moving into an unfinished unit, changing an internal layout or updating premises that no longer suit your operation.
Why a professional matters
Internal alterations need to work with the existing structure and services. One coordinated programme helps avoid trades working out of sequence and unnecessary disruption.
Get it right first time
What goes wrong when it's done badly
An unsuitable layout can restrict access, storage and everyday work. Refurbishing without a clear brief can leave important tasks outside the price or cause finished work to be altered again.
Risks and rising costs
- Disruption to staff and customers.
- Unplanned alterations to existing services.
- Finishes installed before underlying work is complete.
Common mistakes to avoid
- Starting before agreeing the scope.
- Not checking the condition of the existing building.
- Leaving access and working hours out of the programme.

In detail
Commercial Fit-Outs & Refurbishments explained
The scope depends on your building and how it will be used. We establish what is needed during the site visit rather than assume every project needs a complete strip-out.
Office fit-outs
Internal layouts, partitions, door sets and joinery coordinated with the services your office needs. Access and the use of each room inform the specification.
Commercial unit refurbishments
Update an existing unit for a new occupier or a change in use. We assess the existing fabric and agree which elements are retained, repaired or replaced.
Food-industry interiors
For food-industry premises, clean-environment finishes and layouts must follow the specification required by your operation. These requirements are agreed before work is priced.
Working around an occupied building
Tell us which parts of your business need to remain in use. We discuss phasing, access and working arrangements; a refurbishment may still require temporary closures.
Permissions and existing services
Changes to structure, fire safety, access or use may need approvals and specialist design. These requirements should be checked before construction, not left until handover.
Working with BUILT
What to expect from start to finish
A survey before any price
Every project starts with a visit. On properties you already own, the site survey is free. If you're still buying, our pre-purchase estimate costs £250 + VAT and is refunded in full on your first invoice if you book the work with us. Either way, you get a clear view of what's involved before committing.
Paying only for progress
We don't ask for an upfront deposit. Instead, work is invoiced fortnightly based on an agreed percentage of completed work per item. You can see exactly what you're paying for on every invoice, and your money stays with you until the work is done.
One team, one point of contact
BUILT has 25 tradespeople on the tools and 4 office staff, working from our own units and offices at Linton Barns, Ross-on-Wye. Keeping trades in-house means fewer handovers, fewer gaps in the programme, and one company accountable for the result.
Protection once we've finished
New build houses carry a 10-year warranty; extensions, conversions and all other work carry a 1-year warranty. We're CHAS accredited and hold £10M combined public and employers' liability insurance throughout the build.
